  • Board of Directors
    • 2024 Officer Changes
      •   President of the Board position vacated January 2024
    •  Additional homeowners are needed to fill committee seats
    • #1 job of board is to not make the rules but enforce them
    • Biggest items board encounters
      • Landscape
      • Buildings
  • Ongoing Issues
    • Contractors, increased cost, lack of availability
    • Cost of ongoing operations
      • Landscape maintenance including grass cutting- rising costs year over year
      • Snow plow- rising costs year over year
  • Mailboxes
    • Contractor checked all mailboxes and made adjustments/warranty repairs
    • HOA is NOT responsible for mailboxes that are damaged
    • Warranty does not cover accidents
    • Contractor information- American Mailbox Servies
  • HOA Dues
    • It is an ongoing challenge collecting dues
    • Due invoices are sent out in May
    • Several homes are delinquent with dues
    • Homes are fined when delinquent
    • Some homeowners present recommend raising the dues for 2024
      • Premier sub, record high value on homes
      • Aging infrastructure
      • Need more attention to maintenance (ex- gates at Century Oaks entrance are buried and starting to rust)
      • Suggestions to raise were anywhere from $750 and higher
      • Some homeowners feel dues are good at $550
      • Dues when sub first built were around $800-900
  • Capital Analysis
    • John Fitzgerald suggested the HOA look at working with a company that will due a capital analysis 
    • Formal priority process, recommending capital structure improvements
    • Gives a third-party endorsement for items that need to be improved around the neighborhood
  • Communications to Homeowners
    • Board agrees with homeowners that better communication is needed

    • Islands- continued review, minor upgrades and warrantee work
    • Warranty Work is with Sherwood Forest
    • Larger Islands- work complete
    • Smaller Islands- to be completed
  • Neighborhood Needs 
  • New sandwich boards for entrance of sub announcements  
  • Garbage Pick Up
    • Ongoing subject
    • Discussed at numerous meetings to have one company for garbage pick up
    • Need majority vote of homes to pass
    • The HOA would have to collect the monies then pay garbage company- at this time the HOA does not want to have this responsibility
